Proposal details

Description of Instrument

The purpose of the Official Plan Amendment (OPA No. 13) is for a site specific policy amendment to Section 13.3(ii) of the Shuniah Official Plan in order to remove the right of severance from the retained parcel of land (1015 Cedar Bay Road) and transfer the future severance potential to what is now the severed lot (1049 Cedar Bay Road). The effect will allow for the creation of one new buildable lot from a severed parcel of land held in unity of ownership at January 15, 1979.

Each of the subject lands are occupied by a single-detached dwelling used for residential purposes. Both parcels are located in the Shoreline Residential designation which permits residential uses. Each parcel has unused lands which could accommodate an additional severance. The amendment would transfer the severance potential from the retained parcel to the previously severed parcel. The owner of the previously severed parcel proposes to sever the land to permit development for residential purposes. The Amendment is site specific and only applies to the subject properties.
